I'm Richard Rash, dedicated to assisting you, your buyers, and your sellers. For any questions regarding foundation issues, I provide unbiased insights. My fee is not tied to the scope of work required or completed.

Unlike foundation repair salespeople, my compensation remains independent of my recommendations.

Should issues arise, I pinpoint their cause and discuss solutions, whether involving piers, drainage, plumbing repairs, or other measures. I also clarify cost considerations and the necessary work to ensure the property is safe to sell, buy, and finance. If I can't achieve this, I don't expect compensation.

With over four decades of experience, I've dedicated my career to assisting real estate professionals and property owners in addressing foundation damage across Texas and neighboring regions. While based in the Dallas-Fort Worth area, I extend my services to cities like San Antonio, Austin, Houston, Shreveport, Oklahoma City, Tulsa, and areas in between, wherever there's a demand that makes economic sense.

Throughout my extensive career, I've managed thousands of foundation repairs for a wide range of structures including homes, apartments, hospitals, nursing homes, warehouses, and small commercial buildings. My roles have spanned from foundation salesman and contractor to consultant and expert witness in foundation repair cases.

Since 2005, I've specialized in providing personalized consultations to individuals grappling with foundation issues. As their advocate, I offer comprehensive knowledge of foundations and the soils they rest upon. I've developed a keen understanding of the causes of foundation failures and effective prevention methods. Selling a home in areas of expansive soil can be an interesting experience to say the least.

If you are selling a pre-owned home most potential buyers are at least somewhat concerned about foundation issues.

Sometimes they see something that they don’t understand and just walk away. Sometimes they love the home, love the area and love the price...until the home inspector sees something that they don’t understand, and, do what they are supposed to do. They tell their client to get an authority to check it out. This is when many nightmares can begin.


At this point, several outcomes are possible. The most common is that the buyers contact a foundation repair company for an inspection. The issue here is that, in North Texas, many "foundation repair companies" send out commissioned salespeople to evaluate the property.

These salespeople are not impartial experts—they are, in fact, there to sell piers, whether or not they are necessary. Their primary goal is to make a sale, and more often than not, their approach causes problems that can disrupt or even derail the home sale.

To avoid, halt, and reverse issues like cracks, uneven floors, and sticking doors before listing your home, it's crucial to get a pre-market foundation inspection from an independent expert. Their role is to advise sellers on ensuring the home meets all financing and inspection requirements. That's where I come in. If repairs are necessary, I'll specify what needs to be done, where, and importantly, I'll advise on fair pricing.

In most cases, piers aren't required. I'll guide you on effective measures to stop current foundation issues and prevent future problems. Plus, I'll provide documentation to reassure potential buyers.


I will explain in person and provide your seller with a letter outlining one of the following:

  • That the foundation in fine.
  • That the foundation has cosmetic movement needing minor maintenance and what that will entail including maximum costs.
  • In the rare instance that structural movement is involved, I will explain the steps needed to return the structural to as near "as built" as possible and what is the most that they should pay.

For your buyer, when they see my letter that should calm any questions about the home foundation and if no letter exist I can inspect and give them the same factual assurances that I would have given the seller.

Used correctly these documents should allow sales to proceed without foundation inspection problems clouding the facts.
