What I do

Let me teach the facts about foundation movement and repair.

If you are unsure about something, you use due diligence. You want checks and balances.  You bring in an expert. That is a good business practice at any level.

I am Richard Rash and I am here to help you, help your buyers and help your sellers. If there are questions about foundation issues on either side I can give you the truth because my fee is not based on the work needed or the work done.

Unlike foundation repair salespeople, my compensation is independent of my recommendations.

I help your buyers and sellers keep from getting taken advantage of by the foundation repair companies.

If there is a problem I will point out the cause and explain the options whether it be piers, drainage, plumbing repair or other. I will also explain cost factors and the work that will be needed to solve the problems and bring the house to a point that it is safe to sell, safe to buy and able to be financed. If I can't do that then I don't expect to be paid. My fee is reasonable and fair, when I do this, you should be proud to see that I am paid.   Click to see my fees.

For over forty years, I have been working with homes and other structures that have been damaged due to issues with their foundations. I primarily operate in the Dallas-Fort Worth area, but I also travel to places like San Antonio, Austin, Shreveport, Oklahoma City, Tulsa, and the areas in between when there is a need for my services and it makes economic sense.

Throughout my career, I have been involved in numerous foundation repairs for homes of all sizes, as well as apartments, hospitals, nursing homes, warehouses, and small commercial buildings. I have played various roles in this field, including being a foundation salesman, a foundation repair contractor, a foundation repair consultant, and an expert witness in foundation repair cases.

Since 2005, I have been providing consultations to individuals who are facing foundation problems. In this role, I act as their support system and advocate. I possess extensive knowledge about foundations and the soils they are built upon. I understand the causes of foundation failures and the methods to prevent them. I am familiar with the products used to repair foundations and have insights into the reputations of different contractors.

I have a deep understanding of what solutions work best in different situations and the reasonable costs associated with them. By leveraging my expertise, I save my customers from investing in ineffective foundation repairs and unnecessary foundation piers. Ultimately, this saves them money and relieves them of the stress caused by foundation issues.

I would be happy to spend time with your people educating them on what is foundation damage and what is merely cosmetic movement caused by drainage. The results look similar but the difference is great and the wrong opinion can cost you the deal.

Selling a home in areas of expansive soil can be an interesting experience to say the least.

If you are selling a pre-owned home most potential buyers are at least somewhat concerned about foundation issues.

Sometimes they see something that they don’t understand and just walk away. Sometimes they love the home, love the area and love the price...until the home inspector sees something that they don’t understand, and, do what they are supposed to do. They tell their client to get an authority to check it out. This is when many nightmares can begin.


Several things can happen at this point. The most common being, the buyers call a foundation repair company to come and check it out. The problem here is that of the many  “foundation repair companies” that are in operation in North Texas most send out commissioned salesmen to “inspect the home.”

These sales people are not there as unbiased arbitrators; they are not on your side. They are there as pier salesmen trying to make a living by selling piers whether needed or not. And they usually wind up screwing up the sale home sale one way or the other.

If there are cracks, uneven floors,  sticking or free swinging doors, the surest way to avoid, stop, and reverse these problems and pre-empt a blown sale is to have a pre “on the market “ foundation inspection by a truly independent authority whose sole responsibility is to show the seller what needs to be done to make the home finance-able. Make the home  ready to pass any and all inspections involving the foundation.

That’s my job, that’s what I do. If repairs are needed I will tell what, where, and usually of great importance, what is the most you should pay.

If piers are not needed, and in the overwhelming majority of cases they are not, I will tell you how to do what is necessary to stop and prevent the return of foundation movement and provide you with documentation to pass on to interested buyers.


I will  explain in person and provide your seller with a letter outlining one of the  following:

  • That the foundation in fine.
  • That the foundation has cosmetic movement needing minor maintenance and what that will entail including maximum costs.
  • In the rare instance that structural movement is involved, I will explain the steps needed to return the structural to as near "as built" as possible and what is the most that they should pay.

For your buyer, when they see my letter that should calm any questions about the home foundation and if no letter exist I can inspect and  give them the same factual assurances that I would have given the seller.

Used correctly these documents should allow sales to proceed without foundation inspection problems clouding the facts.
