Much of what you have heard about foundation damage and repair is likely untrue or at least exaggerated.

The most common falsehood is that if  a home or small commercial building shows cracks in sheet rock, hard floor covering, brick or stone grout, that piers are required. That if doors swing by themselves, or if they become hard to open or close, that piers are needed. These assumptions are usually false!

Foundations don't move by themselves. Sheetrock doesn't crack by itself, doors don't swing without cause, hard floor covering does not crack or pop up out, of the blue, and floors do not become uneven on their own.

Foundations move because whatever they are resting on either shakes as in an earthquake, is withdrawn as with a sinkhole, or, more often,  soils expand and lifts all or some of the foundation above original grade.

When soils shake from an earthquake or an explosion, structural damage often occurs.When soil is withdrawn from under a foundation, such as with a sinkhole or extreme erosion, structural damage can and usually does occur.  When structural damage does occur, then piers are usually the way to  repair. While these events do happen, structural damage happens much less often that cosmetic damage.
Cosmetic damage is the leading cause of unnecessary piers and other foundation repair in Texas and surrounding states and I would expect all over North America and the rest of the world. When soil shrinking and swelling causes foundation movement then the first thing that must be done is...stop the movement. When you stop the cause of the movement, the structure will generally reverse its movement and return to near "as built" without the cost or stigma of piers.
