Most unsuccessful foundation repair is not the result of bad piers, or not enough piers, the failure is usually the result of using piers when piers are just not the answer.  And, if the piers do not fail, but the job fails (and this happens often) the lifetime warrantee is not valid (ask to read the warrantee and be sure understand it)! Most foundation problems in areas of expansive soils, which makes up a good part of the world we live in, are the result of upheaval. Upheaval is the expansion of soils caused by the addition of moisture. Foundation repair company warrantees do not cover upheaval. Foundation repair companies sell piers, that is what they do. Piers can not stop upheaval but I can show you what does.

Most foundations are designed to flex. When moisture is added to, and then taken away from soils under and around a typical foundation the flexing of the foundation will cause floors to become uneven.  As floors becomes uneven, door and window frames become distorted and often won't close. As the moisture reverses the problems lessen... until the moisture level flips again. Foundations are designed to flex...the materials to construct the building siting on the foundation are not.

It's like a jigsaw puzzle sitting on a piece of cardboard. If the cardboard doesn't move, the puzzle doesn't move. Flex the cardboard and there goes the puzzle.

So...if one area of a building is heaved, using piers to lift the other end up to match it, is at best a very short term approach because when the soil in the heaved end dries, and it will dry,  that portion of the structure goes back to original grade and the piered area stays up. That's what causes the failure of most foundation repairs.   And it happens everyday!

Hello Richard,

You came out and looked at my foundation problem a few weeks ago. You were right I do have a drain pipe leak. The plumber used a camera and located the busted pipe. It looks like it might be by a load bearing wall and could weaken the floor. They won’t know until after the pipes are exposed. The work begins this Monday to do the repair. More checks for leaks will be done after they open up the slab. Thanks for the advice,

Just a note to thank you for visiting with me yesterday. The information with which I am now armed gives me a lot of leverage with future experiences relating to foundation issues. Today’s meeting with another foundation repair co. went very much like the others. Recommendations, 13 piers across the front of the house. None in back. I played very uninformed. I asked how it would be to do the plumbing test before starting the pier installation and was told that would be useless until the work was completed because there might be some plumbing line damage after the piering and we would just have to repeat the testing. No sense in doing the testing first. I explained that it made sense to wait based on that assumption. I am planning the plumbing test for one day next week. I will let you know what I discover. Again, Thank you for being willing to share your insight with me. A classic example of knowledge being power.
