Most foundation repair failures aren’t caused by bad or insufficient piers. The real problem is often using piers when they aren't the right solution. Even if the piers themselves don't fail, the repair can still fail, which happens frequently. Be sure to read and understand the lifetime warranty—it may not cover this kind of failure! Feel free to reach out if you have any questions.
In areas with expansive soils, foundation problems are often caused by upheaval. This usually occurs when foundations are poured during late summer, when the soil is dry and contracted. As moisture gradually re-enters the soil over time, it usually does so unevenly. This causes areas of the soil to expand, which can make the foundation twist. Unfortunately, most foundation repair company's warranties don’t cover upheaval. While companies may recommend piers because of either ignorance or the extra profit, piers can't prevent upheaval. I can, however, show you effective solutions that do work.

"When one part of a building is lifted with piers to match a heaved area, it's only a short-term fix. As the soil in the heaved area naturally dries out, which it inevitably does, that part of the structure settles back to its original level while the piered section remains elevated. This uneven settling is a common reason why many foundation repairs fail, and it's something that occurs frequently."

Hello Richard,
You came out and looked at my foundation problem a few weeks ago. You were right I do have a drain pipe leak. The plumber used a camera and located the busted pipe. It looks like it might be by a load bearing wall and could weaken the floor. They won’t know until after the pipes are exposed. The work begins this Monday to do the repair. Just a note to thank you for visiting with me yesterday. The information with which I am now armed gives me a lot of leverage with future experiences relating to foundation issues. Today’s meeting with another foundation repair co. went very much like the others. Recommendations, 13 piers across the front of the house. None in back. I played very uninformed. I asked how it would be to do the plumbing test before starting the pier installation and was told that would be useless until the work was completed because there might be some plumbing line damage after the piering and we would just have to repeat the testing. No sense in doing the testing first. I explained that it made sense to wait based on that assumption. I am planning the plumbing test for one day next week. I will let you know what I discover. Again, Thank you for being willing to share your insight with me. A classic example of knowledge being power.
