Buying or Selling a Home...with possibleFoundation Damage!
Every year in North Texas, hundreds of home sales fail to close and millions of dollars are lost due to misinformation regarding foundation damage.
What happens too often:
III often receive calls after home inspections have been completed, and by that time, the sale is usually on the verge of falling through. Buyers frequently contact a pier selling company to request a free estimate, and more often than not, they receive an expensive bid for repairs, many of which are unnecessary.
Regardless of whether the repairs are actually needed or not, the sale is usually lost, or the buyer demands a significant discount. Unfortunately, once the fear of foundation damage is introduced, it becomes difficult to convince the buyer that the damage or estimate has been greatly exaggerated or that, as it usually is, it's just a drainage issue that can be fixed inexpensively.
At this point, all I can do is advise the sellers on how to avoid such problems with future buyers.
It would have been better if they had contacted me before putting up the "For Sale" sign! In the end, nobody benefits from this situation.
When this happens, the seller loses the sale, and the buyer loses their dream home because of inflated or often unneeded repair bids.

Sellers and realtors should contact me before listing their property, allowing us to address any cosmetic or structural issues that might be present. My report serves as a proactive measure to prevent unnecessary repair concerns. It will also be available to assist the inspector in understanding any potential issues that might worry them. This approach ensures that early buyers don't walk away due to confusion caused by certain aspects of the property. As a result, your chances of receiving offers from early viewers significantly improve. They won't be deterred by unsightly cracks or unfavorable inspection reports, which often leads to quick offers and swift closings.
