• Unless your have experienced an earthquake, or other act that may cause the earth  to shake under your home, or you live on a creek or ditch or sinkhole which causes a large amount of soil to be withdrawn under an area of your house, it is highly unlikely that piers are the answer to your real or perceived foundation issues.
  • Unless you have experienced one of the above issues your foundation movement is likely the result of uneven moisture intrusion into the soil. This primarily occurs is areas of expansive clay soils such as much of Texas.
  • In areas of expansive soils foundation movement is usually the result of expanding soils forcing an area of the home to be lifted. Most foundations are somewhat flexible while bricks, sheet rock, hard floor covering, and door frames are ridged. When part of the foundation flexes due to upheaval (expanding soils lifting sections of the home), the ridged building components are forced to move, causing signs of what we call foundation damage.
  • The causes of upheaval include bad drainage, plumbing leaks, pool leaks,  underground springs, floods, leaks from city sewer, or water lines.
  • The results of upheaval are usually cosmetic damage and may be best treated by a three step program:
    • stopping water intrusion.
    • allowing the soils to dry which may take up to a year.
    • Doing cosmetic repairs after soils/foundation return to near as built.
  • Many states, including Texas has no Foundation Repair licensing or government over site.
  • Unless you have original elevations of your foundation, from date of completion, set to sea level, WHICH YOU DO NOT HAVE, elevations used to determine the need for piers are a SCAM.
  • In areas of expansive soils most piering will be unsuccessful unless the moisture level around and under the foundation is relatively constant year around.
  • Most foundation repair companies relies on the sale of piers to stay in business.
  • Most foundation companies salesmen work on commission for the number of piers they sell.
  • Most foundation repair companies warranties are written for the contractor and not the customer.
  • Most foundation repair companies contracts require unhappy customers to go to arbitration rather than be able to sue. Which works to the foundation repair companies advantage in most cases.
  • A unbiased foundation repair consultant can show you how to get it done right at the right price.
